The Local Area Plan Steering Committee and Town staff developed the Local Area Plan (LAP) based on feedback gathered during public consultation throughout the process of developing the plan. An initial public open house held on November 14, 2007, a design workshop held on February 26, 2008, and a design charette held on April 30, 2008, provided the Committee and staff with an excellent foundation of community feedback and input for the development of the LAP.
The draft LAP document was presented to Council on August 11, 2008, and was available for public review and comment from August 12, 2008 to October 15, 2008.
Each link to the left will open a section of the LAP document, the contents of which are outlined below.
Section 1: Introduction Describes the process leading up to the formation of the LAP, and a description of the Plan's vision and goals.
Section 2: Context Provides an overview of the study area of the LAP, including history of development in the downtown and waterfront areas as well as a summary analysis of current housing, demographic and economic development trends.
Section 3: Land Use and Density Outlines the desired land uses within the study area as well as formulating a strong rationale for increased residential density within the downtown.
Section 4: Movement Sets out a series of recommendations to facilitate the efficient movement of people and vehicles to support the aims of the Land Use and Built Form concepts contained within the Plan.
Section 5: Built Form and Public Open Space Guides the development of buildings and public space with the intent of ensuring that new development is kept to a human scale and preserves and enhances the vibrancy and high quality of Sidney's downtown and downtown waterfront.
Section 6: Opportunity Sites Introduces five development opportunity sites within the study area, that were identified due to the unique future development opportunities associated with them.
Section 7: Implementation Describes the tools and methods that will be used to achieve the policy aims set out in the Plan.
